Our management service
This will include all of the day to day running of your property! If you choose to use us to manage your tenancy the following services are included in that 9% monthly fee:
- Initial rental appraisal
- Energy performance certificate
- Property insurance management
- Advertising your property using the main UK property websites to find the right tenant.
- Accompanied viewings
- Preparation of inventory
- Creating a tenancy contract and working with your tenants to get the lease in place.
- Managing the collection of rent
- Carry out regular property safety inspections including arranging your ‘gas safe’ *certificate if required
- Organising the cleaning* and repairs to the property before and between leases to ensure it is kept in first rate condition
- Collecting and managing deposits through the Government ‘DPS’ scheme.
- Ensuring your property complies with all legal requirements.
- Paying your UK tax on property income to HMRC (if you are an overseas resident) and handling your tax return for you.
- On the rare occasion that you require a specialist contractor, we will organise this, find the very best rates and liaise with them to ensure the work is done to the highest standard. We are well aware as landlords that this can be one of the biggest hidden expenses of property investment and our aim is to minimise the impact.
- Closing tenancies and final property inspection at tenancy end.
Additional services
In addition to our monthly management charge, we can offer the following additional services which we have found useful particularly for our overseas clients:
- Finding the right property for you. Carrying out viewings (including with video support).
We will do the hard miles for you. Finding the right property (with a view to minimising future maintenance) and presenting you with our suggestions for either investment or for living in. The range of UK property stock is vast and not all of it represents a shrewd investment. We will find out what the future costs will be such as ground rents and other leasehold costs and advise you of them to help you make the right decision. The single fee for this service is £300, rising to £500 if we find the right property for you. This fee is subject to additional expenses if in London or exceeding 50 miles from the city of Canterbury.
- Carrying out a professional assessment of the property condition prior to investment of further survey costs.
- Organising the purchase. If you do not feel confident or maybe English is not your first language, we can oversee the purchase for you by organising a UK conveyancing solicitor and liaising with them to purchase completion. The single fee for this service is £200.
- Improvements to the property needed for renting it out to tenants. We can decorate, fit flooring, fit new kitchens, install appliances and procure furniture for a fraction of the cost of current UK contractor rates. Each price will be provided on request naturally however you will be delighted with our prices! These services are also available to you at 50% discount if you ask us to manage your property.
- Property minding – we can look after your vacant property for you, paying regular visits, checking on: security, the boiler, leaks, mail, and any necessary payments required from you. This service is charged at £50 per month.
